A couple bidding to build up to 60 new homes on the edge of Bovey Tracey have said the scheme will help the district meet its growing demand for housing.
Michael and Cynthia Setter want to develop 3.5 acres at Deane Parke, adjacent to the Moretonhampstead Road on the north western side of the town.
The land is bordered by the A382 Monks Way and is separated from existing homes at Crokers Meadow by a field.
A report which accompanied the planning application submitted to Teignbridge Council this week said there was a 'significant under-provision' of house building land in the district.
Talks with planning officers had indicated that the plot was 'likely' to be released for residential development.
The couple have offered to make 35 per cent of the homes affordable.
Most properties would be two-storey and feature a mix of detached, semi-detached and short terraces.
Building styles would 'tend towards the traditional' with pitched slate roofs and rendered walls.
A 'fundamental feature' of the scheme would be traffic-free links to the town centre.
The report concluded: 'The contents of this statement and supporting reports set out a compelling case for the approval of this outline application, not least in respect of the significant contribution that the site will make in helping to meet the identified present and future housing land needs within Teignbridge District.'
The matter is likely to go before councillors in the new year.
