MORE housing plans for two more stages of the massive Matford development on the outskirts of Exeter have been filed.

Developer Vistry Devon South West has filed the plans for 45 of the thousands of homes planned for Matford with Teignbridge Council.

With outline planning permission already in place, the developer has come back with details of how the new homes on the site will look.

The latest application also sets out landscaping, car parking and infrastructure plans.

The proposal covers parcels 11 and 12b of the huge Matford development, which is divided up into 18 different plots of land on either side of the main A379 road into the city.

The area north of the road is known as Alphington Fields Part One, and the Vistry application is on a piece of land deemed ‘sensitive’ because of its proximity to Matford Farm and the Grade Two listed Matford Barton.

Also this week Vistry has released detailed plans for what it wants to do in parcels four and five, on the opposite side of the A379. There will be around 2,500 new homes in total on the sprawling greenfield site when work is finished.

The Vistry plan for parcels 11 and 12b is for 45 homes, and its application says the layout has been designed to create ‘a high-quality environment and townscape’.

A bronze age ‘barrow’ burial mound on the site – an official scheduled monument – will be part of an open area sown with meadow grass and wild flowers, with public access maintained.

New documents filed by international engineers and architects Stantec say: “Development of land at Parcels 11 and 12b will make a positive contribution to the character of the wider development.

“It provides the opportunity to develop a high-quality sustainable scheme which follows current best practice development and urban design principles.”

The latest plans are all part of the South West Exeter Development, which will deliver 2,500 new homes. Some of the land is within the Exeter City Council boundary but most of it is in Teignbridge.

When finished, the development will have new community facilities, shops, jobs, and recreational areas. The aim is to address housing demand in the Exeter area and to create a thriving new part of the city.

The plan includes provisions for new schools including the already-opened Matford Brook Academy.
