Cllr Ken Tuckett, of Woodlands, Kingsteignton, of KREAG, writes:The report (MDA, June 5) on Sibelco's resubmission of its application for housing development of Newcross is in error regarding the alleged non provision of a proper viability assessment with its first application.Teignbridge Council for its Core Strategy Document, commissioned an independent viability assessment of Sibelco's proposed development based on August 2006 land values and Sibelco obtained, at the request of the Secretary of State, a further independent viability assessment based on the much lower May 2008 land values. Both assessments established the development was not viable and could not provide the required affordable housing and all essential infrastructure. On March 16 this year Mr. Williams, of Arnold White Estates, told Kingsteignton councillors that in the economic downturn neither he nor any other developer could deliver the essential infrastructure necessary for the development. The result of the recent county council elections has shown the community of Kingsteignton that any proposed development of its town requires firm planning commitments properly detailed and funded for education, health care and roads etc. They will not be fooled by promises of a grandiose world-class sports centre primarily intended to serve the wider south west region.
