CLOSE to 50 objections have been lodged against plans for more than 100 homes in Ipplepen.

An outline application - reference 26/00240/MAJ - for up to 120 homes on land at Blackstone Cross has been submitted to Teignbridge Council.

The proposed development, a mix of one, two, three and four-bedroom properties, as well as six custom built properties, would include 36 affordable homes, the design and access statement says.

Moreover, the proposed scheme, according to the statement, ‘represents a positive development in an established and sustainable edge of village location’ and will provide ‘much needed new housing as well as many identifiable, tangible and long-lasting benefits for the village and local area’.

Nearly 50 objections have been lodged against the application, as well as a petition with more than 20 signatories.

Among the objections are concerns regarding flood risk, infrastructure capacity, highway safety, environmental protection, landscape impact, biodiversity and the preservation of the village's rural character.

The land at Blackstone Cross is enclosed by residential areas to the north and west and bound by the A381 and Conniford Lane to the south.

It is allocated for 100 dwellings in both the Ipplepen Neighbourhood Plan and Teignbridge Local Plan 2033.

The application also includes provision for public open space, ecological buffers and other ancillary works.

Teignbridge Council were expected to decide on the application in May, however planning officers are still mulling it over.
