A PETITION against a proposed housing development in Ipplepen has been submitted to planners.

The petition, submitted to Teignbridge Council, voices opposition to Ipplepen LVA LLP & Little Bradley Farm SW Limited’s plans for up to 120 homes at Blackstone Cross.

The application - reference 26/00240/MAJ - was submitted in February, with Teignbridge Council expected to make a decision by May 20.

However, planning officers are still mulling over documents and submissions, including objections from nearby residents.

Objections cited concerns regarding flood risk, infrastructure capacity, highway safety, environmental protection, landscape impact, biodiversity and the preservation of the village's rural character.

The petition raises similar points, saying that: ‘In its current form, the application fails to adequately demonstrate that the development would be supported by appropriate infrastructure, or additional traffic flow, or that the flood risk can be safety managed, or that the proposal would protect the environmental and landscape of the area’.

The proposed development, a mix of one, two, three and four-bedroom properties, as well as six custom built properties, would include 36 affordable homes, the design and access statement for 26/00240/MAJ says.

‘The vision for the development of land at Blackstone Cross draws from the local context and site attributes to create a place that enjoys a wonderful vibrant village location with good access to facilities and amenities and celebrates the mature tree and hedgerow planting’, the statement adds.

The application also includes provision for public open space, ecological buffers, sustainable drainage systems and other ancillary works; a new focal space around the retained tree at the centre of the scheme, creating a space for residents to gather, with links to the existing village and bus stops.
