OPPOSITION has emerged against plans for several business units at land at Starcross.
Submitted by River Exe Group Limited, the application - reference 26/00958/MAJ is seeking permission for nine B2/B8 commercial units at land off Generals Lane.
The proposals, which also include landscaping, parking and a storage area for boats, will allow for ‘the development of the currently vacant and overgrown site and offer valuable employment opportunities in a sustainable location’, the design and access statement says.
Teignbridge Council are due to make a decision by September 21.
The majority of objections centre on concerns that Generals Lane is unsuitable for the level of traffic a commercial development could generate, with residents describing it as a narrow, single-track lane with poor visibility and no pavements in places.
Many objectors argue that the development could pose safety risks to children and pedestrians, highlighting the lane's use as the main route to Starcross Primary School, the village playing fields, football club, pavilion and community facilities.
Objectors also suggested the site would be better suited to affordable housing, social housing or an extension to the adjacent playing fields, rather than industrial or commercial use.
The commercial units will include: solar panels; solar-thermal heating; battery storage and an air source heat pump.
The design and access statement continues: ‘The site is readily accessible by walking and cycling and connects easily to the wider area through the local public transport links, including bus and rail connections.
‘The expected noise and disruption generated by the proposals will be modest and will not have a negative impact on the adjacent housing estates’.
