This stone barn has been expertly converted into a nature-lover’s perfect rural home for sale for £1,200,000.

Yolland Barton, near Ashburton, is thought to have once been a part of Mead Farm, which at one time spanned 86 acres of land.

The farm dates back to 1804 at latest, when it was recorded to have been sold and passed into the possession of Stephen Yolland - the barn conversion’s namesake - who stayed at the farm until his death in 1842.

On his death, Stephen left behind nine children, and his surname, Yolland, is still being carried in the area today.

The barn, as part of the farm, seems to also date back to the 1800s, as the listing for the farm’s sale includes reference to outbuildings likely including this one.

Yolland Barton  is set in 4.54 acres of land, with a paved terrace area leading out from the house’s conservatory and a covered kitchen area for al fresco dining. The gardens are mostly lawns with a selection of shrubs, trees and hedgerows, as well as a woodland area which is perfect for nature lovers.

Within the grounds are a detached garage, three carports, a tractor shed, a workshop and several stores, as well as a stone-built, thatched summer house.

It is accompanied by an annexe, named Tom Barton, comprising a sitting room, a kitchen and breakfast room, a bedroom, a study and a bathroom.

The property is being marketed for £1,200,000 by Strutt & Parker.

Helen de Burton of Strutt & Parker Exeter said: “Yolland Barton offers the best of both worlds. Its rural position on the edge of Dartmoor National Park, along with the home’s four and a half acres of landscaped gardens, means the house is a peaceful and private retreat, however it’s also only a couple of miles from the popular bustling town of Ashburton.

“Famous for its antique and vintage shops, Ashburton acts as the gateway to Dartmoor and is always popular with buyers.

“It’s a picturesque town with lots of great amenities, including a deli, artisan bakery, cafes and pubs – there are even several festivals which take place during the year.”

“The house itself is a lovely family home, with modern interiors and attractive features, including exposed timber beams and a stone fireplace.

“The added benefit of a separate annexe is also attractive to buyers, as it provides a potential business opportunity for holiday lets, or else is great for multigenerational living or visiting family/friends.”
