PLANS have been submitted to redevelop a site in Dawlish with up to nine new homes.

The proposal, at Shiverstone on Lower Dawlish Water Road, pictured, would involve demolishing three existing buildings on the site and replacing them with between five and nine residential properties.

The homes would be for primary residences only, with the restriction secured through a legal agreement.

The application - reference 26/01536/PIP - also includes electric vehicle charging points and secure, covered cycle storage.

Teignbridge Council are expected to make a decision by November 3.

Documents submitted with the proposal say the redevelopment would provide an opportunity to make more efficient use of the existing site, which currently comprises a yard and three buildings subdivided into several units.

The planning statement claims the scheme could help reduce vehicle trips and encourage the use of more sustainable forms of transport.

It also proposes ecological enhancements, drainage improvements and changes intended to improve the appearance of the site within its rural surroundings.

The application has been submitted under the Permission in Principle process, which provides an alternative route for housing-led schemes of between one and nine homes.

Permission in Principle establishes whether a site is suitable for the proposed development. If approved, a separate Technical Details Consent application would still need to be granted before construction could begin.
